LED lighting retrofits: measuring ROI for multi-site portfolios
Published
LED projects can reduce energy and maintenance truck rolls—but only when you measure baselines, controls, and realistic maintenance savings.
Beyond the rebate packet
LED conversions are often sold on incentives alone. For a portfolio, the durable value is lower wattage, longer service life, and fewer lift rentals—but controls and commissioning determine whether savings persist after year one.
Build a credible business case
- Baseline demand: Use bills and spot metering where helpful; do not guess.
- Include labor: Count relamp truck rolls, lift time, and after-hours disruptions.
- Specify controls: Schedules, sensors, and tuning prevent “LED but still on all night” waste.
Prioritize the portfolio
Start where hours-of-operation are longest, tariffs are high, or maintenance churn is painful. A phased plan with consistent specifications prevents a rainbow of incompatible parts that haunt you for a decade.
